Each month you pay rent, the common fee, the ¥550 area fee (環境維持費, for local cleaning and neighborhood association fees) and ¥2,640 for Leopalace's optional internet if you take it, plus ¥524 for every bank debit. At the Tokyo median that is ¥106,214 a month; at the Osaka median, ¥70,714.

How to pay less for a Leopalace
- Look for campaign labels on the listing: 礼金ゼロ (no key money), 家賃1ヶ月無料 (a month's rent free) or ダブル割 (no key money and no rent in advance). 12% of Tokyo listings and 29% of Osaka listings carried one.
- Skip the optional support plan and antibacterial treatment: ¥39,875 together.
- Leopalace's internet is optional: without it you pay ¥2,640 less a month.
- Fire insurance is required, but Leopalace's guide says you can use your own policy.
- Stay at least a year. Leaving earlier costs one month's rent.
- For a stay of a few months, compare a Leopalace monthly contract: no key money, and utilities and internet included.
Leopalace move-out and cleaning fees
The cleaning fee is ¥52,250 for a room under 40 m² and ¥63,250 for a room of 40 m² or more, tax included, and Leopalace's lease example collects it at signing (lease guide). If you prepaid it, nothing more is due for cleaning when you leave (help center).
Damage you caused is charged on top as repair cost; normal wear and aging are not (restoration fees). Leopalace says it works the amount out under the construction ministry's guideline (help center). A pet-friendly property adds a ¥33,000 cleaning charge (lease guide).
Give a month's notice, and in the first year add a month's rent as a penalty. Key money and the guarantee fee are not refunded. See the notice rules in our Leopalace review.
