Leopalace move-out: cleaning fee, notice and early-exit charge
Moving out of a Leopalace costs a cleaning fee that depends on room size, one month’s notice given online, and a month’s rent if you leave a lease within the first year. Whether you already paid the cleaning at signing decides your final bill.

Cleaning fee by room size
Leopalace’s help center lists the basic cleaning fee, tax included. The revision applies to individual contracts from July 1, 2026 and to corporate contracts from October 1, 2026.

How to move out
- Give notice at least one month beforeSubmit it online or through the LEONET equipment in the room. Leopalace says it does not accept move-out notices by email or phone.
- Save the confirmationKeep the submission record and the move-out date it shows.
- Attend the final inspectionThe inspection is on your last day, between 11:00 and 15:00.
- Ask for an itemized statementAsk that basic cleaning and any repair charges are listed separately.
- Check the cleaning line against your paymentsIf cleaning was prepaid at signing, it should not be charged again.
Leaving early
The charge depends on the contract type.

Normal wear and damage
- Leopalace says restoration costs apply to damage from the resident’s intent, negligence or non-standard use, and that normal wear and aging are not charged.
- It says it works out what a resident pays according to the Ministry of Land, Infrastructure, Transport and Tourism’s guideline and lists typical repair items in its apartment service guide.
- Take dated photos of marks on move-in day and keep them until your final statement arrives.
A worked example
A 25 m² furnished room at ¥50,000 rent, with cleaning prepaid at signing, left in month 8 of a lease: one month’s rent for leaving in year one, ¥50,000, and nothing more for basic cleaning. The same room left after two years: no early-exit charge and no basic cleaning if it was prepaid. If cleaning was not prepaid, add ¥52,250 either way. This is our arithmetic from the published terms, not a quote.

How much is the Leopalace cleaning fee?
¥52,250 for rooms under 40 m² and ¥63,250 for 40 m² or more, tax included, and ¥33,000 more for a pet-friendly room. If basic cleaning was prepaid at signing, nothing more is due for it.
How do I give notice to leave a Leopalace?
Online or through the LEONET equipment in the room, at least one month before you leave. Leopalace says it does not accept notices by email or phone.
Is there a penalty for leaving a Leopalace early?
