XROSS HOUSE review: share houses and apartments for foreigners

Share-house private rooms from ¥31,000 rent in Tokyo (¥47,500 a month with fees), or your own small furnished apartment, both from 1 month with no deposit or key money and signed online from abroad. Both need a guarantee company with its own fee, and leaving costs ¥16,500 from a share house or ¥55,000 from an apartment.

XROSS HOUSE pros and cons

From XROSS HOUSE's own pages, its 1,480 apartment listings on October 9, 2026, 60 apartment pages we read in full, and posts by renters.

Good for

  • Share-house private rooms from ¥31,000 rent; the ¥15,000 common fee covers utilities and Wi-Fi is free
  • Or your own furnished apartment, with its own kitchen and bathroom, from 1 month
  • No deposit, key money or agency fee; a ¥30,000 move-in fee at share houses and under the current apartment campaign
  • Sign online from abroad; overseas cards accepted for the move-in fee
  • You can register your address there; staff in 8 languages, open every day

Watch out for

  • ¥55,000 to leave an apartment and ¥16,500 to leave a share house, however short the stay
  • Apartments and the share houses we read need a rent-guarantee company, with its own screening and a first fee XROSS HOUSE doesn't state
  • The ¥31,000 room is 7.0 m² in a women-only house; share houses take ages 18 to 39 and allow no visitors
  • Small and old: in the 60 apartments we read, the median was 15.3 m² in a 37-year-old building
  • Electricity, gas, water and internet are extra, and bedding is rented separately
  • Share-house residents report dirty shared areas; we found no reviews of the apartments

Our view: the share houses are the low-cost way in, if you are 39 or younger and can live with small rooms and no visitors. The apartments are worth it if you want your own place for 6 months or more and can't get an ordinary lease yet; for 1 to 3 months the exit fee makes them expensive, as the apartment stay costs show.

XROSS HOUSE share house rooms: what they cost

Private rooms in Tokyo share houses started at ¥31,000 rent, which is ¥47,500 a month once the ¥15,000 common fee (water, electricity, gas and shared supplies) and the ¥1,500 support fee are added. Two rooms read on October 3, 2026.

Two XROSS HOUSE Tokyo share-house private rooms: rent, common fee, support fee, monthly total and move-in fee
HouseRentCommon feeSupport feeA month in totalMove-in fee
SA-Cross Nerima Takanodai 2 house, women-only, 7.0 m² ¥31,000¥15,000¥1,500¥47,500¥30,000
SA-Cross Higashikurume 1 house, not marked women-only ¥31,800 to ¥36,000¥15,000¥1,500¥48,300 to ¥52,500¥30,000

¥31,000 was the lowest starting rent for a private room among the 90 Tokyo share houses that listed one on October 3, 2026; the median starting rent was ¥48,000. The Nerima room is free from 20 December 2026. XROSS HOUSE's own fee page still says private rooms start at ¥40,000 (fee page). The move-in fee is not refunded (fees).

Share houses take ages 18 to 39 and allow no visitors. Leaving costs ¥16,500. All four share-house pages we read said you must join a rent-guarantee company, with a first fee that "varies by company" and that XROSS HOUSE does not state, so ¥47,500 and ¥30,000 are not the whole bill (example listing).

The XROSS HOUSE buttons on this page open its furnished-apartment page, not its share houses. To see share-house rooms, search x-house.co.jp/sharehouse/ yourself; we are not paid for that link.

What a XROSS HOUSE apartment stay costs, start to finish

XROSS HOUSE's own example apartment, Chambre K 103 (シャンブルK 103), near Kami-Shakujii Station in Tokyo, rent ¥69,000. Its example stops at the first month (¥100,500); this adds the months after and the ¥55,000 you pay to leave (exit fee).

Total and per-month cost of a stay in XROSS HOUSE's example apartment
StayTotalWorks out per month
1 month¥155,500¥155,500
3 months¥296,500¥98,833
6 months¥508,000¥84,667
12 months¥931,000¥77,583

Move-in fee ¥30,000 (campaign price; ¥50,000 without it), plus ¥69,000 rent and a ¥1,500 support fee each month, plus the ¥55,000 exit fee. Not included: the guarantee company's first fee, electricity, gas, water, internet and bedding. Staying past 1 year means a new contract, with new screening and a ¥22,000 fee (contract). The listing for this apartment showed ¥71,000 rent on October 9, 2026, so XROSS HOUSE's example is out of date.

The guarantee company XROSS HOUSE doesn't mention up front

XROSS HOUSE needs no personal guarantor: you give an emergency contact instead (FAQ). Its FAQ adds that "some" properties need a rent-guarantee company. Every one of the 60 apartment pages we read, and the four share-house pages, said 保証会社の加入が必須 (joining a guarantee company is required), with the guarantee company's own screening and a first fee that "varies by company" (example listing). Ask for the amount before you pay the move-in fee, which is not refunded if you cancel. Rent is then paid by card or bank debit through the guarantee company.

How to rent from XROSS HOUSE as a foreigner

You show photo ID. Foreign nationals show a passport with enough validity left, plus a residence card if they have one (documents). Apartments take ages 18 to 59, share houses 18 to 39 (age limits). XROSS HOUSE screens every application and does not give reasons (screening). It doesn't say which visa types it accepts.

Everything up to the contract is online, so you can sign from abroad. Some properties need you to collect the key at the office on move-in day (signing from abroad). The move-in fee can be paid by card, including cards issued abroad, bank transfer, QR payment app or convenience store (payment). A room can be held for 30 days from your application; after that rent starts even if you haven't moved in.

You can register your address there, which you need for your residence card and a bank account (FAQ). Staff are listed for Japanese, English, Korean, Chinese, Vietnamese, Sinhala, Burmese and Nepali, 10:00 to 18:30 every day (languages).

Start from x-house.co.jp and pay only through the payment page XROSS HOUSE staff send during the contract. A renter on Reddit in December 2025 was contacted on WhatsApp by someone claiming to be a XROSS HOUSE agent and asking for money in advance. XROSS HOUSE does use WhatsApp itself, which makes this harder to spot.

XROSS HOUSE contracts and moving out

Every contract is a 定期借家契約 (fixed-term lease) that ends on its date with no renewal. It is signed for 1 year, and you can leave earlier with 1 month's notice, filed online (contract term). To stay past a year you apply for a new contract, with new screening and a ¥22,000 fee for an apartment (¥11,000 for a share house).

Leaving costs ¥55,000 for an apartment and ¥16,500 for a share house, tax included. There is no separate cleaning fee unless you caused damage (FAQ).

You can move to another XROSS HOUSE property without a new move-in fee, paying only the difference in rent (transfers). Two renters report limits in practice: one was refused after filing a move-out notice, and a 2022 review says you must stay 1 month in the first room.

Friends and family may visit an apartment; share houses allow no visitors. All properties are non-smoking and allow no pets (rules).

XROSS HOUSE reviews: what renters say

Nearly every renter account we found, on Reddit and the Japanese review site みん評 (Minhyo), is about the share houses. We found none about the furnished apartments. The low move-in cost is the main praise. Dirty or poorly kept shared areas are the most repeated complaint (4 accounts from 2022 to 2026), followed by limits on the free room transfer (2).

How we checked

Fees and rules come from XROSS HOUSE's Japanese FAQ, fee and listing pages, read on September 18, 2026. We counted every listing through its search on October 9, 2026 and read 60 apartment pages, picked at random, in full. On October 3, 2026 we counted the private-room starting rents of its Tokyo share houses again and read four share-house pages in full. Renter quotes are from Reddit, each linked to the post or comment. We found no government action or lawsuit naming XROSS HOUSE. In October 2025 some of its share houses moved to another manager, GG House, and the complaints tenants posted afterwards are about GG House. We have not rented from XROSS HOUSE, so there is no star rating here.

XROSS HOUSE FAQ

How much does a XROSS HOUSE share house cost?

A private room in a Tokyo share house started at ¥31,000 rent on October 3, 2026, which is ¥47,500 a month with the ¥15,000 common fee and the ¥1,500 support fee. The move-in fee is ¥30,000, not refunded, and leaving costs ¥16,500. A rent-guarantee company's first fee comes on top, and XROSS HOUSE does not state it.

Is Cross One Room the same as XROSS HOUSE?

Yes. "Cross One Room" (クロスワンルーム) is the name some sites use for the furnished apartments of XROSS HOUSE (株式会社クロスハウス). XROSS HOUSE itself calls them furnished apartments (家具家電付きアパートメント).

How much does it cost to move into a XROSS HOUSE apartment?

XROSS HOUSE's own example is ¥100,500 for the first month: a ¥30,000 move-in fee (¥50,000 without the current campaign), ¥69,000 rent and a ¥1,500 support fee. A rent-guarantee company's first fee comes on top, and XROSS HOUSE does not state it. Leaving costs ¥55,000.

Does XROSS HOUSE need a guarantor?

Not a personal guarantor; you give an emergency contact. But every apartment page we read, and the four share-house pages, require a rent-guarantee company, which screens you separately and charges a first fee.

Can I rent from XROSS HOUSE for just one month?

Yes. The contract is for 1 year, but you can file your move-out notice on the day you move in. You still pay the move-in fee and the ¥55,000 exit fee, so a 1-month stay in XROSS HOUSE's example apartment comes to ¥155,500.

Can I register my address at a XROSS HOUSE property?

Yes. XROSS HOUSE's FAQ says you can move your resident registration (住民票, resident record) to the property.

Can I sign a XROSS HOUSE contract from overseas?

Yes. Everything up to the contract is online, and cards issued abroad are accepted for the move-in fee. Some properties need you to collect the key at the office on move-in day.
