A ward with a few apartments shows those apartments only, and is marked. Walk is the shortest walk to a station that XROSS HOUSE lists for each apartment; the figure per ward is the median across its apartments. Counted by our script from each property page on x-house.co.jp.

What a 1, 3, 6 or 12 month XROSS HOUSE apartment stay costs in Tokyo
The contract runs 1 year, and you can end it with a month's notice, so the shortest stay is 1 month. At the Tokyo median, moving in on the 1st, you pay a move-in fee, the monthly total, and a ¥55,000 exit fee (tax included) however long you stayed. That fee is why a short stay costs more per month.
| Stay | Total with the ¥30,000 move-in fee | Total with the ¥50,000 fee | Average a month |
|---|---|---|---|
| 1 monthwith the ¥50,000 move-in fee: ¥183,500 | ¥163,500 | ¥183,500 | ¥163,500 |
| 3 monthswith the ¥50,000 move-in fee: ¥340,500 | ¥320,500 | ¥340,500 | ¥106,800 |
| 6 monthswith the ¥50,000 move-in fee: ¥576,000 | ¥556,000 | ¥576,000 | ¥92,700 |
| 12 monthswith the ¥50,000 move-in fee: ¥1,047,000 | ¥1,027,000 | ¥1,047,000 | ¥85,600 |
Our estimate from XROSS HOUSE's fee pages, not a quote. The standard move-in fee is ¥50,000 (apartment fees), and 99% of the Tokyo apartments we read showed a campaign price of ¥30,000 on October 9, 2026. The page names no end date, so check which price applies to your room. The exit fee is ¥55,000 with tax (moving out). Not included: the rent-guarantee company's first fee, which XROSS HOUSE does not state (guarantee company), electricity, gas, water and internet (utilities), and bedding, which is rented separately (bedding). Share house costs are in the share house table.

How big and how old XROSS HOUSE apartments are in Tokyo
The median listed apartment is 14.6 m², from 8.3 m² to 65.4 m², in buildings with a median age of 39 years. 76 of the 935 are marked as allowing two people under one contract. Check the floor area on the property page before you book: a room of 8.3 m² is one room with a kitchenette, not a one-bedroom.
The apartments come with furniture and appliances such as a bed frame, fridge, washing machine and TV, but normally no futon or mattress (bedding). Smoking and pets are not allowed in any property (house rules).
How to read a XROSS HOUSE listing
- Each furnished apartment has its own page with a unit number in the name (a code such as AP93 and a room number). One page is one room.
- The monthly rent and the ¥1,500 support fee are listed separately. The page lists the fee as ¥1,364 before tax, which is ¥1,500 with tax, and we use ¥1,500.
- The search page shows a price on rooms marked no vacancy or with a future vacancy date (read October 9, 2026, Tokyo apartments). A price does not mean the room is free.
- Apartments need a rent-guarantee company, which screens you separately and charges a first fee; XROSS HOUSE does not state the amount. Details in the review.
- The contract is a fixed 1-year term. Staying past it means a new contract and a re-contract fee (contract).
- Renter comments, mostly about dirty shared areas in share houses, are in what renters say in the review. We found none about the apartments when we looked on September 18, 2026.
For a stay of 1 to 6 months in a share house room, compare Oakhouse Tokyo prices.
How we counted
A script read every Tokyo property page named in x-house.co.jp's sitemap on October 9, 2026, one page a second: 1,031 pages, of which 935 are furnished apartments and 96 are share houses . It takes the rent, the common fee, the support fee, the floor area, the building age, the walk to the nearest station and the ride to Shinjuku from each page. Ward names come from the page's address. Medians are across apartments, so a ward with many apartments counts for more; we counted every listed room, whether or not it has a vacancy, so this is a dated snapshot, not today's availability. We have not lived in a XROSS HOUSE property, so there is no star rating here.
