A 1980s-era danchi: “forget about soundproofing”. Neighbors were mostly elderly and a downstairs neighbor complained about showers after 8 pm. Hallways were dirty though the outside is cleaned. Leaving before two years brings a fine they put at two to four months of rent, fiber was not permitted, and in some buildings the bath is in a separate building.

Village House move-out fees and early cancellation
Every Village House lease runs two years. Leave in the first year and you pay three months of rent, in the second year two months, and after that nothing extra. Cleaning is charged at every move-out. The arithmetic below uses Village House’s published rates.

The charge depends on how long the lease has run. It is in the lease and on every property page.
Cleaning cost by apartment size
Village House lists the mandatory cleaning fee at ¥1,210 per m², tax included, at every move-out. The sizes below are the ones in our sample of 26 buildings.

What residents report
A resident who left a Sapporo apartment after two years says the contract’s fine for leaving early was two to four months of rent, which is in line with the published three-month and two-month charges plus related charges. A resident of almost three years says no damage deposit was charged at move-out.

Calls the company fantastic and as advertised: no damage deposit was charged at move-out, and it anchored their first settling in Japan. The downsides are locations that are not the most convenient and buildings that are not new. They would go back.
Before you hand back the keys
Village House does not publish a detailed move-out procedure in the pages we read, so ask for these in writing.
- The notice period and how to submit it, and the date your lease year ends.
- How the 12-month and 24-month boundaries are counted for your lease start date.
- Whether parking needs its own cancellation. Village House says ending a parking contract early also carries a charge.
- Which damages are billed separately from the cleaning fee, and an itemized final statement.
- What happens to a pet deposit, if you paid one, and when it is returned.
- Photos of any existing marks, taken on move-in day and kept.
A move-in that starts mid-month changes where the 12-month and 24-month marks fall. Count months from the lease start date in your contract, not from the first full month.

How much does it cost to leave Village House early?
Three months of rent and related charges within 12 months of the lease start, and two months within 24 months. After 24 months there is no early termination charge.
How much is the Village House cleaning fee?
¥1,210 per m² including tax, charged at every move-out. A 33.54 m² apartment comes to about ¥40,600.
Is there a short-term contract at Village House?
No. All leases are for two years and renew every two years. There is no one-month or six-month contract.
Do I pay a deposit back at move-out?
Village House does not take a deposit as a rule. If one was required after screening, or you paid a pet deposit for a mammal, ask when and how it is returned.
Does moving between Village House properties avoid the fee?
We found no published transfer rule. Ask Village House before you move if you want to switch buildings.
