Village House costs: the move-in bill, monthly rent and extras
No key money, no agent fee, no renewal fee. What you do pay is the first part-month, the next month’s rent and fire insurance, plus any parking and add-ons you choose. Here is the arithmetic, with Village House’s own example.

The move-in bill, step by step
Village House’s FAQ gives this worked example. Your numbers change with your rent and move-in date.
Every line of the bill
What each charge is, and whether you can avoid it.
| Charge | Amount | What to know |
|---|---|---|
| Prorated rent for the first month | Rent for the days from move-in to month end | Rent counts by the day. A move-in near the end of a month makes this line small. |
| Next month’s rent | One month’s rent, with common service fees where the building has them | Paid in advance, so the first full month is already covered. |
| Fire insurance | ¥10,000, ¥15,000 or ¥20,000 for two years | Required. The property page offers three plans by amount of household belongings. You may choose ¥0 if you arrange your own policy and send the certificate before the contract is final. |
| Deposit | None as a rule | Village House may require one depending on screening. Mammal pets need a one-month deposit. |
| Key money, agent fee, renewal fee | ¥0 | Village House advertises none of the three. Key money may be required for tenants with pets. |
| Parking | A separate monthly contract | The fee depends on the building: ¥2,200 to ¥28,600 a month across the buildings we checked in October 2026, and ¥0 at 20. |
| Add-on items | ¥1,300 a month each | Air conditioner, kitchen water heater, gas stove, vanity sink or washlet toilet. Not every unit can take them, and installation can take up to four weeks after you move in. |
| Utilities | Paid to each company | You contact each company yourself. Village House includes the contacts with the lease. |

Campaigns that lower the bill
Promotions apply to selected properties only. Check the property page before you count on one.
| Promotion | What you get | Conditions |
|---|---|---|
| Moving Support | Up to ¥30,000, or one month’s rent if that is lower, deducted from the initial bill | Some properties are not eligible. Fire insurance is billed separately. |
| Free Rent | The third month’s rent is waived, so rent normally starts in month four | Does not apply to some properties. Not counted in the move-in simulator. |
| Refer-a-Friend | A new tenant gets one month of free rent and the person who referred them gets a ¥10,000 QUO card | The new tenant must pass screening, pay on time and stay until the last day of the free-rent month. Rewards arrive about seven to eight months after the lease starts. |

What two years costs
Rent is the cost that matters. A ¥45,000 apartment of 33.54 m² over the 24-month lease comes to about ¥1,080,000 in rent, plus ¥10,000 of insurance and ¥40,583 of move-out cleaning (¥1,210 per m²). That is about ¥1,130,600, or ¥47,100 a month, before parking, add-ons and utilities.
If both the Moving Support and the free third month apply, subtract ¥30,000 and ¥45,000. The same stay then costs about ¥1,055,600, or ¥44,000 a month. These are our illustrations of the operator’s published terms, with the first and last months simplified, not a quote.
One first-time renter in Hyogo posted that Village House’s email listed the first month’s rent, the second month, two months of parking and two years of insurance, about ¥70,000 for a 2K. A resident of nearly two years replied that they were charged no key money or deposit when they moved in. Parking was part of that total. Ask for the quote with every line you want, parking and add-ons included.
Questions to ask before you pay
- Which exact room, rent and common service fee apply, and is the rent the same as on the listing?
- Which insurance plan is in the quote, and may I use my own policy?
- Is a deposit or joint guarantor expected after screening for my situation?
- Does Moving Support or Free Rent apply to this room, and how is it paid out?
- Is parking available, what does it cost and how do I cancel it?
- Which add-ons does the room already have, and what would the others cost per month?
- What is the payment deadline for the initial costs and the date I get the keys?
