Not for you if you want to plan a stay beyond 6 months: contracts at Oakhouse-managed houses are fixed-term, and a new one is offered at Oakhouse's discretion. Not sure you can apply? Oakhouse rent in Tokyo, by ward and city
The monthly total is rent plus the common fee, which covers utilities up to a cap and internet. Private rooms only, so dormitory beds and shared rooms do not pull a ward's price down. Cheapest first within each group.

Oakhouse Tokyo prices by room type
A private room is your own lockable room with a shared kitchen, toilet and shower. An apartment has its own kitchen, toilet and shower. Medians include the common fee.

|---|---|---|---|---|---|---|
| Private room 1,819 rooms, 11 m²; median rent ¥59,000, common fee ¥16,000 | 1,819 | ¥59,000 | ¥16,000 | ¥76,000 | ¥47,000 to ¥160,000 | 11 m² |

| Dormitory bed 14 rooms, shared room; median rent ¥46,000, common fee ¥10,000 | 14 | ¥46,000 | ¥10,000 | ¥56,000 | ¥56,000 | shared room |
| Shared room (2 people) 4 rooms, shared room; median rent ¥47,000, common fee ¥13,500 | 4 | ¥47,000 | ¥13,500 | ¥62,000 | ¥57,000 to ¥64,000 | shared room |
Each median is worked out on its own, room by room, so the median rent and the median common fee need not add up to the median total. The apartments are Oakhouse's own furnished apartments, not brokered listings (see reading a listing). The full rules, house by house, are in the Oakhouse review.
What a 1, 3 or 6 month Oakhouse stay costs in Tokyo
Contracts at Oakhouse-managed houses are fixed-term, 1 to 6 months. At the Tokyo median for a private room, moving in on the 1st, the one-time costs are a ¥50,000 contract fee and a ¥2,200 bed pad, so the average per month is higher for a short stay. The one-time costs are paid up front. They are not extra rent.
| Stay | Rent and common fee | One-time costs | Total | Average a month |
|---|---|---|---|---|
| 1 monthrent and common fee ¥76,000, one-time costs ¥52,200 | ¥76,000 | ¥52,200 | ¥128,200 | ¥128,200 |
| 3 monthsrent and common fee ¥228,000, one-time costs ¥52,200 | ¥228,000 | ¥52,200 | ¥280,200 | ¥93,400 |
| 6 monthsrent and common fee ¥456,000, one-time costs ¥52,200 | ¥456,000 | ¥52,200 | ¥508,200 | ¥84,700 |
Our estimate from Oakhouse's fee list, not a quote: the contract fee is ¥50,000 for a private room, not refunded (move-in page), and the bed pad is ¥2,200 (bed pad). Renting bedding adds ¥17,600 (bedding). Move in after the 20th and the next full month is added. Utilities are included only up to a cap (utility cap). Some houses waive the contract fee in a campaign. Fees were read on October 3, 2026. Who can sign: see Oakhouse for foreigners.

How far Oakhouse houses are from central Tokyo
Each house page gives the ride from the house's nearest station to a big station. These are the big stations with 3 or more houses, shortest ride first. Add the walk to the house's own station: the median across Tokyo houses is 7 minutes (mean 7.1), from the house pages themselves.
| Big station | Houses | Median ride | Median private room |
|---|---|---|---|
| Ueno (上野)5 houses | 5 | 4 min | ¥91,000 |
| Ikebukuro (池袋)12 houses | 12 | 8 min | ¥74,000 |
| Kita Senju (北千住)7 houses | 7 | 8 min | ¥68,000 |
| Shinjuku (新宿)18 houses | 18 | 11 min | ¥88,000 |
| Akihabara (秋葉原)4 houses | 4 | 12 min | ¥72,000 |
| Shibuya (渋谷)16 houses | 16 | 13 min | ¥100,000 |
| Otemachi (大手町)6 houses | 6 | 13 min | ¥82,000 |
| Shinagawa (品川)5 houses | 5 | 14 min | ¥89,000 |
The ride is Oakhouse's figure from the house's station to the big station, as listed on each house page. We did not check it against a timetable, and it is not your commute: check the ride at the hours you will travel before you book.
How to read an Oakhouse listing
- Rent and the common fee (共益費, common fee) are listed separately. What you pay each month is both.
- An occupied room still shows a price: the one the next tenant would pay.
- The top of the Japanese house page says オークハウス管理物件 (managed by Oakhouse) or 仲介物件 (brokered property). Brokered listings are ordinary third-party apartments, and their terms depend on the listing. Nothing on this page can be assumed for them (one example listing, read September 18, 2026).
- The exact address comes only after you book. Until then use the map on the house page (address).
- Foreign residents can apply, subject to screening: see Oakhouse for foreigners for the documents and the guarantor question.
How we counted
A script read every Oakhouse house page listed on oakhouse.jp on October 9, 2026 and kept the houses marked オークハウス管理物件 (managed by Oakhouse): 86 in Tokyo. It counts every room, occupied or vacant, and takes rent, common fee, room type and size from the page. Ward, station and ride time are the ones the page gives. Medians are across rooms, so a big house counts for more than a small one; the walk figures are across houses. This is a dated snapshot, not today's availability. We have not lived in an Oakhouse, so there is no star rating here.

Do Oakhouse prices in Tokyo change?
Yes. They are the listed prices on the day we counted, occupied rooms included, and Oakhouse changes them as rooms fill and campaigns start. The table does not show which rooms are free today.
